Tenancy Fees

Rental payments are usually taken monthly in advance – subject to references and agreed contract terms.

A deposit is held against dilapidations and held by an accredited protection scheme; this is a six week deposit subject to the monthly rental amount of the property in question.

Prior to move in
Our property holding deposit is a fee combined of:

Agency Fee (Per person) – £170.00 (includes the reference of first guarantor)
Referencing tenant (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement. Additional Guarantor referencing required will be at the additional cost of £50.00 per guarantor.

Inventory Fee
This is dependent on the property type as seen in the table below.

All Maisonette properties will incur an extra £10.00 fee on top of these prices, along with all Additional reception room above 1+ will incur an extra £5.00 fee per room.

Amount towards first months rent – £300.00
This shall be deducted from the final amount due on the day of the move in.

During your tenancy
Tenancy Renewal – 6/12 Months – £30.00/45.00
Contract negotiation, amending and updating terms and arranging a further tenancy agreement.

Cash rental payments – £5.00
Admin handling fee.

Late Rent Charges
Tenant(s) shall be charged 5% Interest per day on the daily rate, based on the full monthly rental amount of each day you are late. Initially we shall try to contact via telephone regarding this matter.

Letter Chasing Rent (per letter) – £25.00
Should we receive no response from the tenant(s) and with the rent yet to be received after five days of the rent due date we shall issue our first letter.

Visit to Property – £30.00
Should we receive no response from the tenant(s) and with the rent yet to be received after 14 days of the rent due date.

Out of hour’s service – £25.00 per hour
Where actions of the tenant(s) result in a member of staff to attend the property or office (e.g. locked out), time at the property is charged at the prevailing rate.

End of tenancy
Early Termination – £350.00
To terminate the contract at an earlier date than stated in the tenancy agreement. Tenant(s) will also be liable to continue to pay rent as stated in the agreement until a replacement tenant(s) is found.
